New filings on the TDLR website provided additional details into Zoho’s plans to redevelop the property.
The $10 million, 46,341 sq ft project will transform the building:
Level 1 will see the existing conference center renovated into an open office with conference rooms.
Less than 50% of the floor area on Levels 2-4 will be renovated into hotel room suites.
Construction is slated to begin on July 1, 2025, with an estimated completion by July 1, 2026.

MYCON General Contractors were spotted at the upcoming IKEA location at Pharr Town Center yesterday. MYCON has worked on several IKEA projects across Texas.
This is an early sign of progress as the Rio Grande Valley gets ready to welcome its first IKEA. The store is expected to open in Fall 2025 at 500 N. Jackson Rd.

We have some news regarding the planned Fatburger location at 4411 South McColl Rd (McColl & Trenton) in Edinburg. We have been informed that due to unforeseen issues at this site, the project will not be moving forward. 😔
However, the good news is that a Fatburger location in Pharr will be the first to open in the RGV later this year, with plans for more locations to come soon!

On April 28, 2025, the Texas House State Affairs Committee narrowly voted 7–6 to reject Senate Bill 2188 and its counterpart, House Bill 4660. These bills sought to grant SpaceX expanded authority to close Boca Chica Beach and the only access road, Texas State Highway 4, during rocket launch operations. Currently, such closures require coordination with Cameron County authorities. The proposed legislation would have shifted that control directly to SpaceX and the mayor of the proposed city of Starbase.
