New filings on the TDLR website provided additional details into Zoho’s plans to redevelop the property.
The $10 million, 46,341 sq ft project will transform the building:

Level 1 will see the existing conference center renovated into an open office with conference rooms.
Less than 50% of the floor area on Levels 2-4 will be renovated into hotel room suites.
Construction is slated to begin on July 1, 2025, with an estimated completion by July 1, 2026.

Mayor John Cowen confirmed the news, calling it a “major milestone for Brownsville’s growth and economic future.” The facility is located on FM 511 near Paredes Line Road, just minutes from Texas Toll Road 550 and the Port of Brownsville.

Pharr, TX – IKEA Update
MYCON General Contractors were spotted at the upcoming IKEA location at Pharr Town Center yesterday. MYCON has worked on several IKEA projects across Texas.

This is an early sign of progress as the Rio Grande Valley gets ready to welcome its first IKEA. The store is expected to open in Fall 2025 at 500 N. Jackson Rd.

TRAFFIC ALERT/McALLEN. Starting Monday, May 5, Bentsen Road in McAllen will close to thru traffic, between Mile 4 Road and FM 676 (Auburn Avenue), until June 9. Until construction is complete, drivers will be detoured through FM 1924 (Buddy Owens) and Shary Road.

On April 28, 2025, the Texas House State Affairs Committee narrowly voted 7–6 to reject Senate Bill 2188 and its counterpart, House Bill 4660. These bills sought to grant SpaceX expanded authority to close Boca Chica Beach and the only access road, Texas State Highway 4, during rocket launch operations. Currently, such closures require coordination with Cameron County authorities. The proposed legislation would have shifted that control directly to SpaceX and the mayor of the proposed city of Starbase. ​
